10 Reasons Why The Holiday Season Is A Great Time To Sell.  Below is a list of reasons why now is the time to list.... Don't wait until spring.

 

*Sellers are dropping out of the market for holidays, less competitionSell your home during the holidays

*Buyers who are looking in the winter tend to be more serious buyers.

*Singles, couples, and empty nesters tend to wait while school is in session to buy, less competition for them.

*Interest rates are at an all time low

*Buyer scan buy more house right now.

*February and March produce the highest amount of homes sales, but November and December and January don't have as many homes for sale so there is a higher ration of homes sold to those for sale.

*The holiday spirit can help sell your home, you decorate for your guests, but buyers will find your home more charming while it is decorated for the season.

*Most homes are never cleaner and never smell better, or are better decorated than during the holiday season.

*If you don't want to move during the holidays you can negotiate possession for your own convenience.

*Sellers can usually negotiate their best deals during the holiday season.

 

Sellers who take their homes off the market or postpone selling them during the holidays won't save any money; they will simply postpone their own dreams and perhaps find more competition when they decide to enter the market again.

Once again Im reminded that real estate is a local business. Sometimes I forget how cold it gets in other parts of the country.(and in Canada and in Europe    Here in SW Florida the winter is when our buyers are in town enjoying our great weather.

This is a very nice post and it is important for sellers to think about the benefits of listing during the holidays.  I find most of the time it is very difficult to set up showings... so if they list, they need to be willing to show the property as well.

Kim,  Build your listing inventory November and December and for many of your stated reasons. Many agents will say "this is a slow time" because "they" want to take off time for the holidays.

 In case the house does not go under contract, you are ready, after the first of the year, to do your price adjusting. This is the time that lots of new listings will be hitting the market and your listing will be in a better position. Then when asked about DOM..you can comment "end of the year is a slow time."

IMHO...The best time to sell is when the seller is ready, no matter the season!

Kim, I think December is the best month for buyers.  There isn't as much inventory, but there are fewer people looking.  And the sellers who are on over the holidays do tend to be pretty motivated.  Good advice!
